University Park Neighborhood

University Park neighborhood, located on the eastern edge of the University of Denver, is bounded by I-25 and Iliff Avenue and University and Colorado Boulevards.
Prior to the recent downturn in the economy, developers were scraping older homes in the area at a dizzying pace and building McMansions and duplexes. The remaining homes that have not been scraped are owner occupied or rentals owned by speculative landholders. The streets nearest to DU have seen the recent development of large apartment buildings mostly rented to DU students. Scattered among these newcomers are older small rentals that are showing their wear and tear. You will quickly find that home prices steeply ascend the farther east you travel in this neighborhood, especially in and around Observatory Park.
The large lot sizes, wide streets, central location, easy access to DU, lightrail, and I-25 make this a good bet for future appreciation, and are among the many reasons that this neighborhood is so desirable. Residents in this neighborhood appreciate the easy access to the many DU amenities and venues as well as the coffee shops and local retail in the area.
