Baker Area is Back
Or so says the Rocky Mountain Independent columnist, Hank Schultz, in his August 6th Article:
Hough [President of the Baker Association] noted that during the recent real estate storm, Baker was one of the few neighborhoods in Denver to show a rise in values.
We decided to take a look at the numbers ourselves and measured the median price of residential homes in Baker for the past 12-months as compared to the previous 12-months. We defined the baker neighborhood as outlined on this map:
September 2008 to September 2009: $234,000
September 2007 to September 2008: $251,707
Which calculates to a total depreciation rate of 7.1%.
Baker has been a hyped as a neighborhood that is “up and coming” for almost a decade now, but has little to show for it. Still, it is a less expensive option to West Wash Park where the median price is $365,000.
